If you invest in property and you plan to renovate or build, there's a big difference between what you can do using existing funds within your SMSF and what you can do using a loan. For example, your SMSF can borrow money to buy property, but not to fundamentally change that property – that is, you can't extend the house – whereas, you can use existing funds within your SMSF to make extensions to a building.
